We are seeking a skilled and dedicated BMS Operator to join our team. As a BMS Operator, you will be responsible for the efficient operation, monitoring, and maintenance of the Building Management System (BMS) within our facility. You will play a critical role in ensuring the smooth functioning of the building’s systems and equipment, including HVAC, lighting, access control, and energy management.

Responsibilities: BMS OPERATOR

1. Monitor and Control Systems: Operate and monitor the BMS to ensure proper functioning of all building systems and equipment. This includes monitoring and controlling HVAC systems, lighting controls, fire alarm systems, security systems, and other integrated building systems.
2. Troubleshooting and Maintenance: Perform routine maintenance and troubleshooting of the BMS and associated equipment. Identify and resolve technical issues promptly to minimize downtime and disruptions. Coordinate with maintenance staff and contractors for repairs and equipment upgrades as needed.
3. Data Analysis: Analyze data from the BMS to identify trends, energy consumption patterns, and areas for improvement. Generate reports and provide recommendations to optimize system performance, reduce energy consumption, and enhance overall building efficiency.
4. Alarm Management: Respond to alarms and alerts generated by the BMS. Investigate and resolve issues promptly or escalate to the appropriate personnel when necessary. Follow standard operating procedures and protocols to ensure the safety and security of the building and its occupants.
5. System Programming: Assist in programming and configuring the BMS to meet specific operational requirements. Collaborate with engineers and technicians to implement system modifications, upgrades, and enhancements as needed.
6. Documentation and Record-Keeping: Maintain accurate records of system operations, maintenance activities, and performance data. Update equipment logs, work orders, and service reports to ensure comprehensive documentation and compliance with regulatory requirements.
7. Training and Support: Provide training and support to building occupants and staff on the use of the BMS interface and related controls. Foster a culture of energy conservation and sustainability by promoting awareness and best practices among building users.
8. Collaboration: Collaborate with other facility management staff, engineers, contractors, and vendors to ensure seamless integration and coordination of building systems. Participate in meetings and discussions related to system upgrades, projects, and ongoing maintenance activities.

Qualifications: BMS OPERATOR

• High school diploma or equivalent. Additional technical certifications or training in building automation systems is preferred.
• Proven experience operating and maintaining building management systems, preferably in commercial or industrial settings.
• Strong knowledge of HVAC systems, electrical systems, and other building systems.
• Proficient in reading and interpreting technical drawings, schematics, and system documentation.
• Familiarity with industry-standard protocols such as BACnet, Modbus, and LonWorks.
• Proficiency in computer systems and software applications related to building automation, including BMS software, data analysis tools, and Microsoft Office Suite.
• Excellent problem-solving and troubleshooting skills.
• Strong attention to detail and ability to work independently or as part of a team.
• Effective communication skills to interact with diverse stakeholders, including building occupants, contractors, and management.
